Trinity Church Regulations

These regulations are adapted by the Landlord and Management Company from those

detailed in the third schedule of the leases. It is the responsibility of Leaseholders to

comply with these adaptations and ensure any tenants in sublets also do so.

1 Items which may cause nuisance or annoyance to residents or neighbours must not be

brought on to the development. The property must not be used for unlawful or immoral

purposes. Dangerous or offensive goods must not be brought into the property.

2. No noise or dancing that can be heard outside the property is allowed between 11 pm and 8

am. At other times levels should kept reasonable so as to not to unduly disturb other

residents. Residents should at all times make reasonable efforts to minimise noise

transmission through walls and floors.

3. Pets must not be allowed to cause annoyance or nuisance to any resident.

4. Nothing that could cause a blockage may be put down sinks, baths, lavatories or drains.

These include all forms of wipes, nappies, sanitary products and minimum practical grease

or fats.

5 Nothing should be visible on balconies or outside the property which could be considered

unsightly or out of keeping with the property.

6. No waste or refuse in bins or otherwise is allowed anywhere on the development other than

in the designated bin store.

7. No fuel, lubricating oil or inflammable liquid may be stored on the development.

8. Nothing must be deposited or left which could block a fire exit or the route to a fire exit.

9. Nothing may be brought into the development which could damage the development or any

property.

10. All residents are required to comply with these regulations as approved by the Landlord and

Management Company.

11. Not to obstruct access to any parking space or development or property entrance.

12. No part of the development may be used for vehicle maintenance other than that essential

to move the vehicle. Washing of vehicles must be done in the designated area at the front of

the church.

13. Residents must maintain fire safety and prevention equipment within their property and

ensure all fire doors within the development are kept closed.

14. Not to cut or break into the party walls of the development.

15 To drive with care within the development and not to endanger persons or property within

the development.

16. Not to store any flammable liquid on the development.

17. Not to use any equipment within the parking spaces and keep the parking space clean and

tidy.

18. Not to allow to be used any part of the development for filming or TV purposes unless with

the written permission of the Management Company.

19. To keep the surface drainage channels on their terrace free of blockage.

20. Refuse bins should be used only for the purpose they are intended. No refuse or other

material should be placed in the refuse area other than in the appropriate bin. Spillages

should be promptly cleaned away. Cardboard should only be put in the bin after being fully

flattened. If any bin is full the excess cardboard or other refuse should be retained by the

tenants until the bins are emptied or the material should be taken to a recycling centre. All

tenants (or a nominated alternate) are expected to participate in the bin removal scheme

where fit and able

21. Not to access the roof or allow contractors to access the roof unless approved by the

Management Company.

22. To ensure that any animals in the care of the tenant are kept under control.

23. To ensure any waste deposited by an animal in the care of the tenant is promptly cleaned

away.

24. To protect the sound insulation properties of party floors where reasonable and practical by

providing floor coverings and furniture feet protectors. To discourage the use of hard shoes

and exercise routines on such party floors.

25. To allow access to their property for maintenance and cleaning of the development where

considered necessary and reasonable by the Management Company.

26. Residents and their visitors should firstly use their allocated parking spaces. Secondly they

should use parking spaces allocated to other residents where they have specific permission.

Thirdly they should use the front of the church when not required by contractors.

Contractors should be directed to the front of the Church or use the residents parking space

or any other space where they have specific permission.

27 The storage area designated as a bike shed may be used by residents for storage of bikes

or other conveyances, and items such as garden furniture. Items should not be allowed to

block in other items or restrict access to electrical equipment or post boxes.

28. Any items on the development requiring attention should be reported to the Management

Team. The management team will then notify residents of action.

29. Any resident having issue with another resident should first try to resolve this directly with

the other party. If not resolved report to the Management Team.

30. The Management Company holds comprehensive insurance on the development and

potential claims should be notified promptly to the Management Team. It should be noted

that contents of individual properties are the responsibility of the tenant. Currently windows

within each property are the responsibility of the tenant.
